Access Granted knows that working with the right people can make all the difference. We are a group of Real Estate Investors that adapt to market conditions to find profitable means to close deals. I take a lot of pride in my company as our methods are very effective and we never waste our time. The team works as one collective unit; kind of like a family.
We are not a Realty by any means, so we don’t deal with listings; we are comprised of numerous well educated Real Estate Investors. Some of my associates do fix and flips, rehabs, tax liens, multi-family dwellings, landlording, lease options, seller financed notes, commercial buildings, REO’s and all other profitable strategies you can think of. However we choose to focus on whatever is the most promising method within the current market.
Short sales, lender negotiations, home financing, wholesaling, and pre-foreclosures are our specialty at this current time. This all we do and are very good at it. We will battle the bank to the death and fight to get our clients what they want.
We focus our short sale efforts in NY, NJ, PA, CT, and FL however we are constantly expanding.
We have very comprehensive packages we send to the bank, not just your normal run of the mill stuff. This is an exact quote from a Loss Mitigator,
 “I can often tell which books these so called ’investors’ have read just by looking at their packages, however with your company I see you guys have basically written your own book on the subject as this [short sale package] is so good I am going to put through the acceptance the moment we get off the phone”
Oh I almost forgot to mention that we have a large investor/buyer base within our network and never have trouble finding buyers for our negotiated deals. We deal primarily with private and institutional cash buyers.
I also close all my deals within my company with cash (aka GOOD FUNDS)Â and focus on ABC transactions. We are always on the lookout for the next big deal but are happy hitting singles all day and the occasional homerun. My company has everything that is needed to negotiate short sales very efficiently as we have attorneys, mitigators, banking connections, appraisers, certified public accountants, inspectors, realtors, an internal mortgage company, title company connections, cash buyers and resident bird dogs.
