    Investment Purchase/Commercial Property

    Savannah is a previous client. I helped her secure a loan a while back in order to purchase a piece of commercial property in Brooklyn, NY. It was a 8 unit apartment building that has a positive cash flow of over $2200 per month.

    She put down a large amount of money in order to keep her loan amount as ow as possible.

    When Savannah called me, we caught up for a few moments and then came up with a sound financial plan of action. You see she was ready to purchase nother commercial property that was a steal.

    The deal took some time, as all commercial deals do but now it’s done, she has her 2nd piece of investment property that has positive cash flow, and the way she’s going I’m sure I’ll hear from much sooner than later.

    Cash-Out Refinance/ Debt Consolidation

    Their previous loan was a very bad one. It was a risky adjustable rate mortgage that was about to adjust. Their payment was going to increase by over $650/month!!!

    We acted fast, got them some extra cash to pay some bills, and refinanced them in a safe secure 30 year fixed rate mortgage.

    They avoided the dreaded payment shock that occurs with these risky mortgages that are now resulting in many people losing their homes. Very smart decision on their part and a pleasure to work with.

    Two Client’s of the Month!
    Yes, that’s right.
    2 houses. 2 deals. 1 family.

    Part 1
    Beatrice came to me as a referral from a previous happy client. She already owned a home and was looking to capitalize on the foreclosure boom.

    You see back in the 90s she wanted to purchase rental property and get more involved in real estate. She never followed through because she didn’t feel as though she was ready. That was something Beatrice soon regretted.

    Recently she spent many months watching market conditions worsen and learning about foreclosures. Many of her family members and friends tried to persuade her not go through with this. They felt as though she was risking too much trying to purchase an investment property, but Beatrice wasn’t one to quit easily or throw her dreams away.

    I had the honor of working with her for a long time. Every time I came across something about foreclosures I would email it to her. Finally it was time to move ahead, and she went to an auction. She placed a bid and won!

    We closed shortly there after. Beatrice had solid credit and good payment history. She ended up buying a $465,000 2 unit for only $315,000! Her brother became very interested and wanted in on the action.

    Part 2
    Jason Wallace, the brother of Beatrice wanted to purchase his first home. The only problem was that his credit wasn’t too good. He made a few mistakes when he was younger but wanted a new start.

    With all the issues with dangerous adjustable rate loans I recommended that we try to do an FHA loan. You see with this type of loan the borrower gets a low 30 year fixed rate, can receive 97% financing, and they accept credit scores as low as 500! Most companies can not do this because it requires a certain license that is very difficult to get.

    We here at Access Granted actually have access to a non-profit organization that specializes in down payment assistance for FHA loans. That can help people who can’t come up with the remaining 3%. So we were actually able to do this loan without Jason having to put any money down!

    With the sub-prime market in shambles and non-existent, government loans like FHA are a great alternative. But don’t take my word for it…look at the smile on Jason’s face (he’s the one on the right).

    We closed in 34 days and Jason is already considering taking a note from his sister; purchasing his own investment property.

    Marcela was a very interesting client. She received one of my company’s letters in the mail. As many people do, she just thought it was junk mail and threw it out.

    Being a single mother is never easy; it’s a full time job. One that requires hard work, patience, and love. Marcela had all of those qualities; the only thing she was lacking was money.

    Working two jobs and trying save as much as possible was more than stressful. Everyday bills kept coming and making payments became very difficult. Debt collectors were practically knocking down her door, and avoiding phone calls became a normal practice.

    Her mortgage payments were very high to begin with. She purchased her home back in 2005 and got an adjustable rate mortgage, which was very common at the time. Her broker advised her to refinance before the adjustment period occurred (which was about 3 weeks before she contacted me).

    Overwhelming debt was taking its toll on Marcela and she was reaching her breaking point. A few days after she threw out my mailer, she was rushing to get to work. She grabbed her garbage bag, tied it and as she was running out of her house to put the garbage on the curb, the bag ripped open!

    Marcela broke out in tears, not because the bag broke, but due to the fact that she was financially ill and her emotions became too strong to contain. As she was gathering the trash off the grass, she came across my letter that she threw out a few days ago. She read it and called me during her lunch break.

    We spoke and rushed to get her deal closed before her payments adjusted. I also showed Marcela on paper, how much she would save. She couldn’t believe it.

    We refinanced her primary residence, helping her:

    · PULL OUT $45,000 IN CASH

    · PAID OFF OVER $17,000 WORTH OF DEBT

    · AND ALSO GOT A LOWER FIXED RATE, SO LOW THAT SHE NOW SAVES OVER $375 A MONTH!

    Marcela is now debt free, has cash to put into savings, and is actually planning on purchasing investment property!

    Jesse and Patricia Quinn were wonderful clients. We did a refinance that only took 1 week!!! Their story is definitely one worth telling.

    Almost 2 years ago, as the couple sat eating dinner joking about the events of the day, the phone rang. Jesse put it to his ear, and his expression changed to one of calm seriousness.

    Patricia knew exactly who was on the other line and what was being said by the expression on her husbands face. He would be leaving to go to Iraq shortly.

    Jesse went to fight over in Iraq and put his life at risk in order to protect all us back here in the States. He promised his beautiful wife that as soon as he came back home he would finally fix the house up.

    You see Patricia was always nagging him to make some repairs around the home and Jesse’s response was always, “tomorrow, tomorrow, tomorrow…when I have more time”. They spoke about putting a pool in, replacing the gutters, and having a new roof put on.

    When he was oversees he relied on humor to help him through the lonely nights…the ones where he missed his wife so much it caused him physical pain.

    He would joke on the phone with Patricia and tell her, “As soon as I get home we’re going to refinance and make some serious home improvements”.

    The other issue was that back home Jesse held a high paying job and once he left to defend out nation he scarified a large portion of the family’s income.

    When Jesse returned home, he called me up and after a few conversations in which we explored ALL his options, he was ready to move ahead.

    We refinanced his primary residence, helping him:

    PULL OUT $65,000 IN CASH FOR HOME IMPROVEMENTS AND ALSO GET A LOWER RATE.

    THE NEW RATE WAS SO MUCH LOWER THAN HIS OLD ADJUSTABLE ONE (THAT DID ADJUST) THAT HE ACTUALLY SAVED $287 A MONTH!!!

    Needless to say Jesse is in the process of making those home improvements, Patricia is happy and it was a pleasure working with these two incredible people.

    Laura and David live out in Long Island. They were referred to me by a close friend. The two were not first time home buyers but actually already owned property in NY and land down in Florida. They found themselves in a situation that many transitioning homeowners do…selling one home and buying another one. It’s often difficult to time a home sale with a home purchase. There are obvious issues and concerns. Such as:
    - Selling one home and not closing on the other…where do we go?
    - What if I close on my purchase, but the sale doesn’t take place? I don’t want to be paying two mortgages.

    The couple had a new addition to the family as well; a beautiful baby girl named Ava. It was time to get down to business and get this deal closed ASAP.

    Things were running smoothly when a problem presented itself (they always seem to appear when things are TOO perfect). The lender required that they sell their current home BEFORE funds would be released for the new home purchase. What a curve ball!

    The kept the client calm, or as calm as possible and resorted to Plan B…replace the lender. I actually got them a better deal, it didn’t delay the process at all, and we closed in a few days after a quick satisfaction of lender conditions.

    I’m still in contact with the two clients. They were great and really did their part. I attached a copy of the thoughtful card they sent me.
